This is growing in San Francisco and flowers at this time of year. The leaves make me incline towards Cotyledon. Anyone recognize this?

Looks like Cotyledon orbiculata, there is a variety that is called Cotyledon orbiculata var. macracantha, or Cotyledon orbiculata var. oblonga 'Macrantha' although I'm not sure that is valid
it has rounded, green leaves with red line at the edges.

Thank you Tofi.
We have many forms of C. orbiculata here, including the type with a red-edged green leaf. This one is just huge compared to that.
